Brazil’s Golden Visa: Why It May Be Worth Considering Now
Europe is going through a period of significant geopolitical uncertainty. The war in Ukraine continues, European countries are increasing defence spending, and the European Union is increasingly focused on preparing for long term security risks.
This does not mean that Europe is suddenly going to become an unsafe place to live. It does mean, however, that more people are starting to think about diversification and having an alternative for the future.
In this context, Brazil’s residence programme for real estate investors may be worth considering. You do not have to move to Brazil immediately. You can buy a property, obtain the right to reside in Brazil and keep that option available for the future, should you ever need or want it.
How does Brazil’s Golden Visa work?
The term “Golden Visa” is commonly used, although Brazilian legislation actually provides for residence authorisation for real estate investors.
The standard investment threshold is R$1,000,000. For properties located in Brazil’s North and Northeast regions, the required investment is reduced to R$700,000. This includes the state of Ceará.
This means that buying a qualifying property in Fortaleza, Cumbuco or another location in Northeast Brazil can potentially provide the basis for applying for residence with an investment starting at R$700,000.
The purchase price alone is not enough. Before buying, it is important to confirm that the specific property meets the requirements of the programme and to check the documentation, purchase structure and source of funds.
Why Northeast Brazil?
Northeast Brazil has attracted international investors for years. States such as Ceará, Rio Grande do Norte, Pernambuco, Paraíba and Bahia offer warm weather, beaches, tourism and a growing real estate market.
Cumbuco is a good example. It is internationally known for kitesurfing and offers the ocean, lagoons, reliable wind, restaurants and a large international community. A property can be used by the owner during their time in Brazil and potentially rented out during the rest of the year.
This is what makes the investment interesting. You are not simply putting money into a programme in order to obtain residence. You are buying a property that you can actually use.
Residence in Brazil does not mean moving here
One of the most common misunderstandings is that obtaining residence means that you have to move to Brazil.
It does not.
You can continue living in Poland, Germany, Spain or another European country. You can work there, run a business and have your family there. At the same time, you can own property in Brazil and have the possibility of living here legally.
Under the rules applicable to the investment residence programme, the investor is required to spend at least 14 consecutive days in Brazil during each two year period following registration with the Federal Police.
For someone who already plans to visit Brazil regularly, this may not be a significant requirement.
Why think about it before you actually need it?
If someone decides several years from now that they would like the option of living in Brazil, they would then have to start looking for a property, checking the current rules, arranging the financing and preparing the necessary documents.
There is another way to approach it.
You can make the decision while there is no pressure. Choose a location you genuinely like, buy a suitable property, check the documentation and complete the residence process. Then continue living your life as before, knowing that you have another option available.
Brazil as a second base
Brazil is not a solution to every type of risk, and no country is completely free from problems. Its geographical location, large domestic market and distance from European conflicts can nevertheless make it an interesting part of a broader geographical diversification strategy for some investors.
If most of your assets, property, business interests and residence rights are concentrated in one country, you are naturally more dependent on what happens there. Having property and residence rights in another country can reduce that dependence to some extent.
You do not have to believe that Europe will become unsafe. You can simply decide that having another option is valuable.
What can you do with R$700,000?
If you are already considering buying property in Brazil, it makes sense to look at the investment more broadly. The goal does not have to be residence alone.
You could buy an apartment in Cumbuco, Fortaleza, Natal or João Pessoa, use it during your own stays and potentially rent it out when you are away.
One investment can therefore combine several objectives: property ownership, potential rental income, your own place in Brazil and the possibility of applying for residence.
Not every property worth R$700,000 automatically qualifies for the programme. The specific property and its documentation must be checked before the purchase. It is important not to buy a property simply because someone says that it “qualifies for the Golden Visa”.
